ROMA was commissioned by Ayala Land Inc. to prepare an architectural master plan for the Greenbelt area. The plan’s principal objective is to reinforce the area as a major regional destination, and as an important focal point in the urbanized center of Makati. Several strategies were pursued including the improvement of the relationship between indoor and out door activities; integrating the area with the planned upper level system of walkways being developed (by ROMA) for the adjacent CBD; the extension of the ground level pedestrian experience of Greenbelt Park and Legaspi Street; the clarification of vehicular circulation and access within the area; the resolution of significant parking deficiencies in the district; the maintenance and enhancement of the cultural and religious role of the area (the chapel and the museum); and the integration of major investments within the district to create a cohesive activity center and destination.  In addition, the plan provides for an intensification, with a total of 870,000 square feet of new retail and entertainment space along with 1.5 million square feet of office, 540 new hotel rooms, and 300 units of service apartments and residential.
